Independent enquiry · Jumeirah Golf Estates
A future-ready freehold destination in Me'aisem First — golf-front villas and estate homes, Central Park, a third championship course, and Dubai's first Mandarin Oriental golf resort.
The Vision
On 14 May 2025, wasl unveiled The Next Chapter — a new masterplan phase at Jumeirah Golf Estates, aligned with the Dubai 2040 Urban Master Plan, with infrastructure delivered by China State Construction Engineering Corporation across six districts built around a new championship golf course.
The Masterplan
Drag to compare the physical masterplan model shown at the May 2025 unveiling against the aerial render of the Village District now under development.
Six Districts
Six addresses, each with its own rhythm — from a central park and village life to golf, resort and equestrian settings.

The Residences
Two precincts are selling now. Ashwood and the original Cedarwood released and sold out inside 48 hours.
A buyer's market lens
An animated view of Jumeirah Golf Estates’ price progression, from the original launch reference to a recent registered-resale benchmark in the established Phase 1 community.
This is a price-per-square-foot comparison, not a valuation: villa type, plot, view and condition can move the final number materially.
Phase 1 price timeline
AED 2,422
per sqft · 2025–26 Phase 1 Redwood Avenue median resale
Change in reference

Golf & Hospitality
Jumeirah Golf Estates' Earth and Fire courses have hosted the DP World Tour Championship every year since 2009. The Next Chapter adds a third 18-hole championship course to that legacy, with a driving range, coaching academy and its own agronomy programme — designed to be broadly playable, not only tournament-difficulty.
Announced 23 September 2025 — Mandarin Oriental's first dedicated golf resort with branded residences, and its third property in Dubai. Opening targeted for 2030, set directly on the new course.
Also within the masterplan: a 7,000+ sqm equestrian centre, a c.5,000 sqm spa and wellness zone, six dining venues, and a ballroom with two outdoor event venues.
The Original Estates
“Among the top 10 lifestyle estates in the world.”
Jumeirah Golf Estates was first developed by Leisurecorp with Greg Norman's Great White Shark Enterprises, with the first villas released in November 2007. Nakheel took the project on in 2010; it is now developed and managed by wasl. Across roughly 1,119 hectares it grew into one of Dubai's most established freehold golf communities — the ground The Next Chapter now extends.
